Q: What does a future-ready home mean to you?

Karan Gulati: A future-ready home should be able to respond to the way people live today while remaining relevant as their lifestyles evolve. A home is no longer limited to a private apartment.

People want spaces for fitness, recreation, social interaction and relaxation. They also increasingly value greenery, convenience and sustainability. Therefore, our approach is to look at the complete living environment rather than considering the apartment in isolation.

Q: Are amenities becoming a necessity rather than a luxury in residential projects?

Amenities have certainly become an important part of the homebuying conversation. But we believe the focus should not simply be on the number of amenities.

What matters is how thoughtfully they are planned and whether they genuinely contribute to the residents’ everyday experience. A well-designed development should provide spaces that people can actually use and integrate naturally into their routines.

Q: How do you balance lifestyle expectations with the practical requirements of a home?

The two are closely connected. Good residential design needs to combine functionality with experience.

A home needs to have efficient layouts and practical spaces, but the surrounding development also needs to provide opportunities for recreation, wellness and community interaction. The objective is to create a balanced environment where different generations can find spaces suited to their lifestyles.

Q: Sustainability is increasingly becoming part of real estate conversations. How do you approach it?

Sustainability needs to be incorporated into the development process from the planning stage. Energy efficiency, water management, rainwater harvesting, greener landscapes and responsible use of resources are all areas that need consideration.

The buildings we create today will remain part of the urban landscape for decades. Therefore, long-term thinking is important not only from a business perspective but also from an environmental perspective.

Q: What changes do you expect to see in residential development over the coming years?

I believe residential development will increasingly become more integrated. Technology, sustainability, wellness, community spaces and thoughtful architecture will work together rather than being viewed as separate elements.

The future home will be less about simply owning a larger space and more about the quality of the environment in which people live.

For developers, this creates both an opportunity and a responsibility. The objective should be to create communities that remain relevant as lifestyles change.
